Time Entry: Architectural Approvals (Preliminary Approval)
Hello Oksana,
Unfortunately, we are unable to process the submissions as currently presented, as they do not meet the minimum repetition standards outlined in the Architectural Guidelines.
Please note (see attached) that, in addition to the base requirement of a minimum of two lots separation on each side, the Guidelines specifically state that repetition of three elevations in a repeating pattern (e.g. 123-123) is not acceptable along a single streetscape. A change in colour scheme alone does not sufficiently resolve this issue.
There are two possible approaches to address this:
Option 1
The material application on the Portfolio-approved elevations must be significantly reworked on at least two of the three elevations to visually break up the repetitive pattern along the street.
Note: Please reach out if you would like suggestions for alternative material applications. This approach was successfully applied in Phase 1 and could be revisited for this phase with new elevations.
Option 2
Provide a fourth elevation variation to introduce sufficient architectural diversity within the block.
Please note that, based on Developer direction, the Urban Timber style is to be used sparingly in streetscapes. As such, Nordic or Alpine Stone styles would be preferred for the additional elevation variation.
Please advise which of the above approaches you would like to pursue and re-submit accordingly.
For now, we will reset all three affected lots to Awaiting Builder Input while you determine how you wish to proceed. Variations in front setbacks are required in this area; however, changes to the submitted plot plans may be avoided if a 0.5–1.0 m difference in front setbacks is introduced between adjacent lots. Colour schemes will be reviewed once acceptable elevations, as noted above, are re-submitted.
