Inspection reviewed: NON-COMPLIANT
We have determined that the dwelling and related improvements are NON-COMPLIANT with the standards set by the Developer (or Municipality).
Primary Elements of Non-Compliance (in order of prominence):
1/ Roof line at the rear was not built in accordance with the approved final plans. Upper floor was to have 2 single-sloped roof lines, converging at different heights - in order to match the roof line detail of the front elevation.
2/ Lower level deck appears to be unfinished (page 3) - is not finished according to approved plans. At minimum - all surfaces of exposed deck would be required to be painted.
Specifically with point #1, we determine that Compliant status is not attainable without consultation with the Developer or their agent -- so we have set the Status of this Inspection as NON-COMPLIANT. Settlement can be
made in consultation with the Developer. With point #2, builder would be required to upload photos of the finished lower deck portion - and deal with the first point - in consultation with the developer.
